Five Areas Of Concern In A Hotel Receivership

By:

When hotel receivership is designate for a business, it is important to find the right hospitality management corporation to handle the affairs of the business. Handling this type of business is very different from an apartment complex or even a multi-unit apartment. It is important for the administrators to have a working knowledge of such this industry. Below are areas of special concern:

General Manager

The success or failure of a business in this industry rests heavily on the general manager. This individual is responsible for such things as:

*Creating work schedules
*Reviewing time cards
*Training
*Conducting human resources tasks
*Ordering supplies or overseeing the ordering process
*Ensuring the front desk runs smoothly
*Dealing with maintenance schedules and issues
*Ensuring high standards of room quality are maintained

Unfortunately, most of those in this position do not have skills and expertise in this area. Without close accountability from the owner or a hotel management company, many of these areas will be neglected.

Turnover

Hotel Management is particular concerned with employee turn-over. This is an industry where turn-over is generally high under good circumstances. When the business is being managed by a company that is located elsewhere, problems and associated costs involving turnover include:

*Training of new employees
*New employees making costly mistakes
*Front desk employees giving away rooms at a price that is too high or too low
*Time spent in recruiting, interviewing, hiring, and training new employees

Overpaid and Overstaffed

When a staff is unsupervised, the tendency is for pay scales to creep. Not only do wages creep upward, but so do work hours. Because little attention is being paid to the strict administration of the business, schedules are created with too many people covering a shift.

Front Desk

The front desk is the first impression that customers have of the place where they are going to spend a night or more. If this area is not well-staffed, trained, courteous, and efficient, patrons will leave for other establishments. But more than just the occasional visitor are the scheduling and handling of corporate and other events that are booked. These reservations often occur more than a year in advance. If there are problems with the front desk, large accounts could be lost.

Housekeeping and Maintenance

Housekeeping and maintenance are unique in this industry. A hospitality management company must understand the intricacies of these areas and pay attention to them. It is in this area that a lot of money can be saved by proper scheduling, training, and inventory management. If a company that doesn't specialize in hotel receivership is put in charge, quality can drastically decline, causing patrons and customer to go elsewhere.
