How can you make your home stand out from the other homes on the market?

One of the best ways is to use education as your "secret weapon". Educating first time home buyers and veterans alike, helps them understand which features of your home relate to their values and priorities.

By educating the potential buyer, it will help the buyer understand how to operate and maintain their new home. Remember the saying that a well-educated consumer is your best customer? It’s true.

To educate your buyers on their prospective new home, follow these essential steps:

1) Show buyers the details of your home, neighborhood and community

2) List the make and model of key equipment, appliances, and fixtures with some basic manufacturer information and photos for reference. Be sure to include the paint colors too.

3) Shoot video clips of how to change filters and other tricky tasks in your home. Load the videos to a video site or put them on media

4) Scan or copy critical documents for repairs, parts, etc. and make them available.

5) Include information about utility companies and their web sites for account and customer information. You could even save and share copies of your bills to track your utility usage and costs.

6) Provide a list of contractors and service providers that have worked on the systems and appliances in your home.

7) Point out money-saving incentives for renewable energy and energy-efficiency that your buyer may want to take advantage of. Energy star appliances, green construction and green certified homes make a difference.

When you do these things and others don’t, then your property stands out! Don’t take shortcuts.
