Can't find the perfect home? Perhaps you're looking for vacation property. That usually means you'll need to design and build from scratch, and that usually means finding the right home building plans.

These blueprints, or plans, are usually easy to find. They can be purchased online and many nice ones can even be found in popular magazines at grocery stores and home improvement stores. The more intricate plans, however, can be difficult to decipher if you don't have any building or architectural background. At this point many people just choose to hire an architect to do everything from an initial sketch once he has an understanding of exactly what you're looking for, up to and including having him perhaps hire a building contractor he has worked with successfully on previous projects.

Basic plans cost under $100. These are pretty easy to understand, at least when it comes to being able to view the concept of the design. In truth, all you need to be able to garner from these plans are things like how many square feet, number of bedrooms, placement of the kitchen, size of bathrooms, number of floors, and what kind of closet and storage space is included.

These simple plans are usually all you need to start doing some research on how to build a new home. A common choice is to bring these plans to a building contractor that specializes in new developments. You may be able to buy the plot of land of your choice, within one of his developments, and he might agree to build from your plans, making any necessary changes.

When you purchase building plans by yourself, you should already have a good idea where you plan on building. Certain communities only allow a limited number of styles, sizes and materials, and this could have a significant impact on your ultimate goal. For instance, if you have chosen a beautiful A-frame style and want to put it into a lot in a rather urban location, there's a good chance you won't be able to.

For anyone who is new to this process, pay for a few hours of an architect's time and learn exactly what you're in for. It's also a good idea to meet with a building contractor to discuss your ideas, too.

It's also important to have an idea where you want to build before spending too much on plans. Some communities have very stringent rules on what you can build. Don't make any expensive mistakes without some paid professional advice.
