Finding Tenants For Your Rental Properties

New investors frequent site finding tenants as the most daunting task they think they will face the investment rental properties. I also felt that way when I made the plunge in rentals. Now, I have been a landlord for several years and I currently have 13 single-family residential rentals. Most of those houses have had several tenants so I have experience finding tenants. I have found every tenant by putting out a 'For Rent' sign. I once tried a newspaper ad but got no calls. I have gotten a few leads from web site postings but these prospects have never actually rented a house from me. I have now given up every method for finding tenants expect the For Rent sing. It is possible that your market varies, but here this is an extremely reliable method of finding tenants.

The crucial element to finding a tenant with a 'For Rent' sign is traffic you greatly increase the chances of renting your property if you get more people to see the sign. This may be easy if you house is on a major highway, but what can you do if your property is back in a neighborhood off the main street? The answer is simple, use a 'For Rent' arrow sign placed on a major road. Use one or more of these signs to direct people to you house. I had a friend who was having trouble renting a house. I told him about the arrow signs and over the weekend he had taken 13 applications. That is rental applications not phone calls. Trust me - these arrow signs work like magic.

I also have a voicemail number has a recording but does not ring anywhere, This recording gives the details of the house; rent amount, number of bedrooms, bathrooms, deposit amount, and any other pertinent details. At the end of the recording, the prospect can leave a message if they want to schedule a viewing. This process weeds out those looking for lower rent, more bedrooms, etc. When a message is left I get a notification to my cell phone. I can then call them back to schedule a viewing - this saves a lot of time.

I call back each person who left a message and I try to show the house that day if possible. I try to schedule later in the day so I have time to schedule more appointments. It really help to have several people show up to see the house at the same time. This reduces my workload, and fosters a sense of competition. This competition adds a sense of urgency to their decision. I have tried having an open house one day a week, and just giving that day on my message without allowing them to leave a message. This has not had good result, very few people show up on the open house day (usually no one shows up, but I have had a few). It is better to talk to them and get a commitment, then meet that day so they do not find another house.
