An energy performance certificate is now required for all newly built commercial buildings and for any commercial buildings or houses before they can be rented or sold.

Public buildings with more than 1,000 square metres floor space are required to have display energy certificates, except in Scotland. The display energy certificates show data on the energy usage of the building for up to three years.

EPC certificates rate a building using a scale of A, the most efficient, to G, the least efficient. The EPC contractors estimate the CO2 emissions based on the buildings observed efficiency along with a standard rating of the expected emissions from a similar type of building. This epc certificate ensures that the building meets the minimum requirements for energy efficiency. The certificates are valid for 10 years. Accredited energy assessors from epc companies evaluate the natural and artificial ventilation, air conditioning and heating systems, lighting, hot water system, indoor climate, thermal characteristics, internal measurements and the orientation and position of the building to determine its energy rating.

The methods and assumptions used to produce an epc are standardised so potential buyers or tenants can make energy efficiency comparisons among buildings of the same type. In this way, they can evaluate the estimated cost of energy for the building before making a decision to buy or rent it.

When you get your building inspected and rated, along with your energy certificate you will receive a recommendation report that will show how you can improve the energy efficiency of your building. The suggestions are separated into three categories describing changes that you could make to give a payback in a short time, medium time or long time. The proposals specify the probable degree of effect for each measure. If you follow those recommendations, you will find that your costs for energy will decrease, and the improvements that you make will eventually pay for themselves. Ask companies that supply energy to highlight ways that you can save on energy consumption.

About one-half of the energy consumption and carbon emissions in the UK come from the lighting and heating of our buildings as well as from the way we use them. Even if we only make small changes in how we use our buildings, it will reduce energy consumption considerably.

Before you list a building for rent or sale, you are responsible to furnish an epc certificate. Make sure your energy assessor is accredited and operating up to professional standards as part of a government approved accreditation scheme or certification scheme.
