El Cielo; Playa Del Carmen Villa Vs. Condos

Buying a property in El Cielo, a gated community just north of central Playa del Carmen, is currently an excellent investment; very accessible prices, excellent properties and a building and design code to protect the community's upscale image all point to increased property value, and an upscale lifestyle.

Within El Cielo, there are 2 developments which stand out as some of the best property choices in the area. One is a small complex of 6 Playa del Carmen villas; the other is a slightly larger complex of 18 Playa del Carmen condos. Both are excellent buys, but in the case that a buyer needs to choose between the two, here's a little breakdown of where each excels. The following points are strengths of both, but the development that receives the highest scoring in each is mentioned.

Green areas and Pool The Villas. There is a beautifully landscaped yard area, and a large shared pool in the middle, with a lounge area shaded with a "palapa" a thatched roof structure. The condos also have a common area with a pool, which is slightly smaller, a shaded lounge area, but no palapa.

Facilities on Site The Condos. Above part of the lounge area is a gym area, making exercise very convenient. The units also come with a jacuzzi or pool in one of the terraces.

Privacy The Villas. With very few units in the complex, the villas truly offer a small community concept, with a gated entrance to the large common area. Relatively speaking, the condos also offer a level of privacy, since each unit is on a separate floor, with no shared walls; there are 6 buildings with 3 units in each.

Open-concept - The Condos. The condos are one entire floor, with a very open-concept kitchen, dining room and living room design. The fact that no walls are shared, also provides plenty of natural lighting. The villas are on 3 floors, but have a very pleasant lay-out, with the master bedroom occupying the entire 3rd floor.

Accessibility Options The Condos. The ground-floor condos are a convenient option for retirees not wishing to deal with stairs. For active retirees who don't mind one or two flights of stairs, the villas or the upper-floor penthouse condos could also be an ideal choice.

Size The Villas. The villas have 3 bedrooms, 3 bathrooms and over 1600 sq. ft. of living space. The condos have 2 bedrooms.

Waiting Time The Villas. The 6 villas are complete, and upon making the deposit, or down payment and credit approval in the case of a mortgage, they are ready to be enjoyed. The condos are in the preconstruction phase, which is fine for those who do not
