Any lease document or contract between the owner of the commercial property and the business tenant is known as commercial rental agreement. It is purely for commercial or business purpose and the property is not meant for residential purpose. It is not like residential lease agreement where the document is written by the owner of the house and need to be signed by the tenant after mutual agreement. The commercial agreement need not be in any standard form and it can be in more customized form suiting the needs and requirements of the owner and the tenant. The document has to be written individually by both parties in case of commercial agreement.

It is necessary that you should consult an attorney before writing the document of agreement. He must know about the federal state laws and rules governing the tenants requirements. After discussing with the attorney the owner has to prepare a separate document containing the details of the property or business equipments given out for lease. He should specify the exact condition of the property in the rental agreement, mentioning the current state or condition of the property. Include the legal address and postal address of the property which you are going to lease. In case if it is business premises, mention the exact number of square feet which is going to be leased. Give details of the encumbrances of the property to the tenant. Include details such as the blueprints of the property, any commonly shared or undivided share of the building and any other relevant information in the agreement.

In the commercial agreement, you have to list yourself as Landlord instead of owner. Give the exact U.S. postal address including county designations in the document. Write down the terms of lease or contract mentioning the exact period for which it is given for lease. Specify the amount for which it is given for lease. Indicate other details such as property insurance, and percentage of maintenance cost to be given by the tenant in the rental agreement. Write in numbers and words the amount of rent or security deposit collected as on date. Furnish details of common area which are shared in the apartment by your company, such as hallways and elevators and restrooms.
