Dallas Texas: New Developments Vs. Existing Developments

There are both pros and cons to existing and new developments making the home buying decision a difficult one. With wonderful values on both ends, it simply comes down to a matter of deciding what is best for you: and existing development that has matured through the years and you are aware of the direction it is heading and its value or a new development that may offer many community amenities but the craftsman ship of the home may not be as solid. What it comes down to is simply weighing the advantages with the disadvantages of both and making your final decision.

Existing Neighborhoods vs. New Developments

Both new and existing neighborhoods have their advantage. For the existing homes it is most often higher craftsmanship of the construction. For the new homes, it is most often its amenities, community amenities and more energy efficient.

Amenities:

For home buyers wanting modern amenities such as whirlpool tubs, state of the art appliances and skylights then a new home is typically the right choice. While additions can be made to the existing home often times there is not only the additional cost many times there are codes in which you have to follow.

Garages are another consideration. Often times the older homes have smaller one car garages while the new homes have two and three car garages.

Layout:

New homes tend to have the advantage of large rooms while in contrast older homes often have more rooms but are smaller. New homes tend to have larger bedrooms, great rooms, kitchens with walk in pantries and island and large bathrooms. The older home while many are well organized may have less bathrooms and smaller spaces.

Landscaping

Definitely existing homes take the lead here. Existing homes normally have mature trees, developed shrubs and other plantings that increase the property value. In contrast, the new homes are typically grass with a few trees that will need improvements to become a beautifully mature lot some day.

There are many factors that will help you determine what the right choice is for you. Older homes often have beautiful hardware floors, unique designs, built ins, and many charms that can make for a cozy home. Many have been upgraded and well cared for and many do have the advantages over the new homes. In comparison, the new homes can offer larger living spaces, new appliances, community amenities such as activity centers and club houses with swimming pools, and less maintenance for maintaining the property. It basically is a matter of preference and often times what you can afford.
