Cozumel Real Estate Opportunities To Grow As Home To Pullmantur

Within the Mexico Real Estate market, the Cozumel Real Estate area is perhaps the favourite for cruises. The island's primary economic activity is, in fact, tourism from cruise visits. Likewise one of the island's main group of real estate buyers are those who arrived on a cruise visit, and fell in love with Cozumel; after leaving, these visitors begin to search Cozumel MLS listings, and begin the process of making this beautiful island in Mexico their home. A large number of real estate owners have also visited and investigated Cozumel on their own to discover the lure the island holds for cruises. This tie with cruise visits is about to be become even stronger in March 2010, as the large cruise company, Pullmantur, makes Cozumel its home port for cruises.

This move on the part of Pullmantur is expected to bring a significant increase in hotel occupancy, higher consumption of services and products, and in consequence bring further economic growth to the island. This increase will undoubtedly bring more attention from international real estate buyers, and increase the already healthy-sized community of expat property owners.

The process of making Cozumel Pullmantur's home port is the result of negotiations that began in April last year during the "Tourism Market" in Acapulco, which were followed-up in October, at the Annual Cruise Convention held on the island of St. Lucia and were finalized in the International Tourism Fair in Spain, when an agreement was formalized between Cozumel's State Government (Quintana Roo, which also includes Cancun, Playa del Carmen, and Tulum) and the shipping company Pullmantur to set its home port in Cozumel.

The Pullmantur cruise tourists will be arriving at least one night before the cruise leaves, which has a capacity of 1,800 passengers, and will stay one night at the end of their trip. The Pullmantur cruise will visit the ports of Montego Bay, Grand Cayman, Costa Maya (also in Quintana Roo), Progreso (in Yucatan) and finally return to the island.

The fact that Cozumel is a home port will mean that all publicity which the cruise company makes for any cruise whether it focuses on Cozumel or not is publicity for the island. In addition to the economic growth, the fact that more tourists will spend more time in Cozumel, and more international attention will be on Cozumel means real estate growth opportunities. For investors this attention is good news; when the increase in visitors' time in Cozumel begins, it is likely that the demand for quality MLS listings will also increase.

The change is programmed to begin on March 20, at the "Punta Langosta" pier.
