Commercial Real Estate Is Trying To Bouce Back

It appears as though the Commercial Real Estate market is beginning to show some signs of recovery. As in all recoveries the coasts are the first to show a positive trend with New York, Boston and LA leading the way. Speaking of the beginning of the recovery on the two coasts George Smith Partners managing director David Rifkind says, After some time, the recovery spreads from there. So while the Midwest and mountain areas may not have seen much change, the coasts are again beginning to show some life.

But until the recovery can be seen in full swing, many commercial real estate investors are still finding it hard to get financing. I hear that were headed toward better times, says D.C. area investor Robert Heinz, but until the banks start lending to people like me, I just cant be happy about it. Heinz is not alone in his sentiment. Both commercial and residential real estate investors took a huge hit when the credit crunch hit. My credit situation didnt change, why am I now not able to get a loan now when I could before? adds Heinz.

One possible outlet for investors looking to find financing despite the credit crunch is hard money. Hard money lenders lend from private sources so they are often unaffected by market conditions. In reality they often lend a larger volume during recessions when banks are tight about their funds. Hard money has kept my business afloat, says residential rehabber (or flipper) Don Breeds. I get quick, flexible financing to fund my projects.

Hard money lenders often look for different things than a bank does. Usually the decision to fund a deal is based on the risk and equity in the project and not income and credit of the borrower. By lending on the property and not the person, we are able to fund way more deals than if I had to consider credit and income as the only factors like they [banks] do says experienced hard money lender, Jason Balin, of Hard Money Bankers, LLC. I can fund loans they wont even look at.

Hard money has been a viable option for many real estate investors in both commercial and residential markets. Until the recovery is in full swing and banks put some money back on the streets, hard money will still be the go to source for lending needs.
