Commercial Brokerage:
The middle man in the real estate industry is known as commercial broker. He acts as mediator between the buyer and seller of the real estate property. He finds the right person to buy or sell a real estate property.
To become a successful commercial broker, one must be an expert in financial transactions, and many others. They have to get a commercial brokerage license to get into the field.
He must be familiar with the existing tax laws. He must be able to convince the buyer to buy a property by enlightening them about the investment made and also must tell them the growth possibilities of the land/building area in the future.
A commercial broker earns more commercial brokerage through real estate property sales. They dont earn money every month but earn a large sum when a deal is done once in a while in the right manner.
A commercial broker has to strive hard to earn more when selling a commercial property compared to a residential property.
Property Management:
Property Management is a process where one or more persons take care of a property, in most cases the property being residential, commercial or retail. A person who takes care of a residential property always stays in that particular property to take care of it. Their duty includes taking good care of the residence along with the property around it. They might have to collect rent if the owner had assigned a portion of the residence to a tenant.
For a commercial property, the caretaker has to take care of the rentals along with the contract or lease for that particular property. They can also take legal actions on the lease holders who dont pay the rent/ lease amount accordingly. The major difference between residential and commercial property management is that the property is leased to an individual in case of residential and in case of commercial it is leased to a concern/firm.
To become a property manager, you have to possess managerial skills and proficiency in order to be consistent in your job.
