There are plenty of ways for bird dogs to find buyers for their deals but there are a few secret tricks the ultra successful bird dogs use to close on their deals within a few weeks and sometimes days once they find a deal. In order to be a successful bird dog you will need to master a few strategies in finding really good deals as well as master a few ways to find buyers.

Without buyers that can close deals a bird dog wont make the money they need to survive this rugged real estate market. First thing you want to do as a bird dog is determine what kind of deal you have so you will know what kind of buyer you will need to match up with the property. If you have a deal that is close to retail then you will want to find a buyer that will occupy the house and if you have a deal that is significantly below market value of wholesale you will want to find an investor.

Lets go over a few secret tricks successful bird dogs use to locate retail buyers. One of the ways a bird dog finds buyers for their real estate deals would be to use Craigslist. Craigslist.org is a site that generates the top 15 in traffic on the internet so you will want to post your deals on that site to begin with. You can place your deals in a few different areas on that site which would be the real estate services sections and houses for sale. Make sure you include a couple of pictures of the deal you have.

If you decide to use Craigslist.org you want to post as many pictures as you can but Craigslist only lets you post 4 pictures so you want to use an online flyer that allows you to post up to 12 pictures. One site that lets you make digital flyers is Postlets.com. With Postlets.com you can create a nifty looking flyer for your property and your buyers will like because they can see interior as well as exterior pictures.

You can also use another site like Craigslist.org to find buyers which is Backpage.com. Both sites generate a ton of traffic and you will be doing yourself a disservice by not using both of them.

Another way to find buyers for your deals would be to use paper flyers. Paper flyers used correctly will supply you with a lot of buyers not only for the property you have for sale but some buyers will want to know about other properties you may have for sale in the future either because they dont like the property on the flyer or they arent ready to buy right now.
