Interestingly one reason that many British people are choosing to move to France is actually experience some British nostalgia. Not only that but many of the French property prices tend to reflect the salaries and pensions available in France. It is thought that some smaller communities in France are reminiscent of 1950's Britain with tight-knit families, a place where you can leave your door open, where children can play safely and there a lower crime levels than in the UK.

So you find a French property that you are interested in purchasing, the next stage is to make an offer to the estate agent. Hopefully then they will accept on behalf of the vendor and ask you to sign a preliminary contract. For an existing property this contract is known as a Compromis de Vente, but if your property is still being built then you will be asked to sign what is known as a Contrat de Reservation.

This preliminary contract will legally bind both parties to the agreed price so there is no concern that it will change or can be bartered. There is also what is known as a seven day cooling day period after signing which allows the potential buyer to pull out of the agreement with no reason and without incurring any penalties. There is no luxury for vendors, only buyers.

You will also be allowed at this time to edit the contract slightly and insert a number of conditions suspensives into it; these are clauses that will ensure your deposit is returned should you not be accorded a mortgage or planning permission for example. After the seven day period you will then be expected to pay ten per cent for the deposit for older building. For newer builds the deposit will be around two and five per cent.
