What kind of plan do you have to sell your home yourself? Is it written down? Did you find a checklist online and you're following that, step-by-step? I'm assuming you have put some serious thought into the project because when you decide to sell your home yourself you have definitely begun a big project.

Not unlike a building project, there needs to be an actual plan drawn up, a materials list created, and then a schedule for the work to begin and to be completed. Of course selling a home is not the same as building a home, but what is similar is that there are steps in the process and you have know those steps in order to follow them. The steps to sell a home yourself are pretty simple, but let's go over them together right now:

Do your research on the internet, using your county tax rolls and the multiple listing service that real estate agents promote to find values. Personally, I find commercial sites online to show valuations that are 'way off. Don't rely on values that are not recent or valuation sites that are used simply to get traffic to sell products online. They do not reflect current market values at all.

Take a good, hard look at your home, inside and outside, and do whatever needs to be done to fix up and de-clutter, including the yard. You certainly don't need to spend a lot of money remodeling by any means, but just make sure the place is spiffed up and looking its best, no leaky faucets or broken drawer handles. Sometimes we overlook things that buyers will notice right away.

Write some long, chatty classified ads that include a lot of juicy details about your home and your neighborhood. This is a crucial step in marketing your home. Buyers are all surfing around online these days, and they are looking for something that suits their individual needs, a home that will work for his or her own life. Post your classified ads on craigslist and ebay classifieds and other local sites, such as classified ad sections of local newspaper and TV station websites. If you look around you'll find a lot of places to post your ads, usually free or at very low cost.

Those four steps should be plenty to get some emails and phone calls coming in from interested buyers. Ask people what attracted them to your home, and make some changes in the ads if necessary, highlighting the things you hear them mention. When you sell your own home you have to keep all these things in mind to attract your buyer.
