April to June is the time when prospective buyers should remain in touch with real-estate consultants in their areas to buy some good property, that too at lower rates
How many neighbours, including tenets, living close to your home, have moved house in recent weeks? Is any other neighbour moving out or has any new family occupied a flat close to your house in recent weeks? It is not possible that there is no movement in your society or locality. After all, summer is considered the best time for people to shift houses and also go all out to find their own homes. Summer is the time of transfers and relocation; the time of school admissions and locating a house near the school so that the kid can be comfortable.
Samir Chopra, director of realty consultancy RE/MAX, says that property transactions remain very high from April to June, every year. It is a myth that property market sees highest transactions during Navaratras. Fact is that summer months are considered very productive for realty market. This is the time when end users finalize their deals, while those who look out for rented homes also shift. As is this were not enough, summer is also the time when resale market picks up nicely.
A spokesman of realty major Ansal API admits that summer months are very hectic time for realty sector . A lot of transaction takes place at all levels. Further, he adds that during summer time, buyers' give priority to those projects which are close to good schools.
However, J K Jain, CMD of DesignArch e-homes, says that the real-estate market remains active throughout the year. "If you are selling your flat at a reasonable rate and you have a good track record in terms of delivery, then buyers will come to you to seal the deal every time and all the time."
"I thought that more than the transfers, it is the education of kids that pumps the resale market during summers," another real-estate consultant points out.
Those who are closely involved in real estate market say that people who get good jobs outside their city or abroad sell their property within this limited period. These people often sell their property even at lower prices. Hence, April to June is the time when prospective buyers should remain in touch with real estate consultants in their areas to buy some good property, that too at knockeddown rates.
Anil Sharma, CMD of Amprapali group, says: "I know for sure that there is a big demand for property in residential localities around school zones during summer time. If your project is close to a good school or schools, then your project is bound to create a mark. Parents feel that proximity to school means a comfortable living for the children."
Perhaps that is the key reason for Knowledge Tree Infrastructure Ltd (KTIL), an arm of Ansal API, to join hands with some of the leading international educational groups including GEMS, to run schools in several locations across northern India. As per this, KTIL will set up schools and provide all infrastructural facilities required for them in all Ansal API townships and these schools will be managed by reputed educational groups.
Manoj Sehgal, a businessman, has recently shifted to his new home in Ghaziabad even though he had purchased the flat three months ago. For three months, he was paying a fat rent for his rented IP extension flat. He finally shifted as there was no pressure of kids' studies these days.
According to Alimuddin Rafi Ahmed, CMD of ILD Developers, cash-rich NRIs to find summer months an ideal time to return to their roots in order to buy some property. Their search for a property also starts during the summers. That is the time when they visit here in order to meet their relatives, and side by side, they also look for nice properties. They do not mind paying slightly more for good properties.
The realty market is not about new constructions alone, as the resale market for residential properties is equally big and exciting. This is typically the time of the year when the resale market gets widened and plays host to good bargains and even desperate sales.
An East Delhi-based realty consultant says that like in the previous years -except for last year when the market plunged to an alltime low due to economic slowdown - they have buyers and sellers of flats this time as well. "They have started coming to us since early April and all of them look very serious to seal the deal once they find a home of their choice," he says. Not only on Saturday and Sunday (favorite days in realty market), prospective buyers visit them even on other days. And if you think that during summer months only sale, purchase and rental-related work gets a huge boost, then you are slightly off the mark. This is also the time when many people repaint the house or get some important woodwork or flooring done or redone. So, remember, summer is not all about going to some hill station with the family to enjoy. This is also the time to seal a deal!
