Of course a discussion of price has to be considered from the buyer's viewpoint as well as the seller's viewpoint, which often vary dramatically.

Since price is the starting point of most sales negotiations you have to give serious thought to how you want this conversation to flow long before you get involved with any potential buyer. This will put you 'way ahead in your negotiation. Remember, buyers usually tend to be more emotional about the purchase of a house, especially the house that will be their primary residence. Because the majority of buyers are emotional about their home, perhaps more emotional than most of us realize, sellers need to consider using that emotion to sell houses fast. Any of us can do that if we plan ahead and keep our balance in the midst of price negotiations.

Every seller needs to keep in mind that whatever a buyer offers in a price negotiation is just business, nothing is personal and a lowball offer is not really an insult. How well I know that it can feel rather defeating when a buyer offers you only half of your asking price, but most often that buyer is just testing to see how you react. Our various personalities have a tendency to show up during any price negotiation. While some people are cool and calm others are impatient and agitated and the personality that generally wins in a price negotiation over the sale of a house is the one who is cool and calm.

Of course every seller has the right to accept or reject any offer. He owns the house and doesn't have to accept any particular offer because, after all, he can simply keep the house himself. Any seller who is serious about selling a house must understand that he has to let any low-ball offers simply roll off his back and look around to see who is next in line. A seller's patience with a buyer may repay him with better offers, although it may take a while. This is the nature of all real estate price negotiations, and the truth is, it's also the reason most people use a real estate agents because they hate to negotiate directly with buyers.

So, the way to sell houses fast is to be prepared to deal with low-ball offers and hold your ground. Stick with your price and make sure you're prepared to stay on course until you get as much as possible.
