Some of the prominent housing associations have made good use of government-backed equity proposals to build and release a regular stock of property for all classes of people. Tenants and first-time serious purchasers of houses (including the working class) have all benefitted from the shared ownership arrangements introduced by these housing associations. The arrangement is such that purchasers can buy the house of their choice taking an equity loan along with the normal mortgage loan and this has been welcomed by the people quite heartily.

Tenants have found it particularly useful as they now have an alternative to social housing and can get access to better properties at better locations if they can afford the rent. That means easier connectivity to their work places and a more preferable quality of life. It also reduces the load on the already stretched social housing inventory.

People who wish to purchase a house for the first time are also benefited as they can now afford these houses by making a part payment under the "part-share" concept and pay the balance amount by way of rent. They are at liberty to increase this share and gain total ownership of the house at any stage of this payment cycle.

Housing associations can also make available resale properties for interested people and that again increases the stock in the market. The choice here too is varied with houses of different sizes available in different areas.
