Adverse Credit Mortgage Advice - Should I Be Paying A Fee?

By:

Anyone who has had adverse credit will tell you how hard it can be to get on to the property ladder due to their poor credit rating. Many mortgage lenders only want to lend to people who have a 'clean' credit rating with no blemishes on it, but life isn't always like that. From time to time people can and do end up with adverse credit. This can be due to missing payments on a credit agreement after losing their job, being sick or some other valid reason. However mortgage lenders do not want to know the reasons behind any adverse credit, they are just concerned that they are a risk to lend to.

If you have adverse credit and are looking to apply for a mortgage it is useful to know who are the adverse credit mortgage lenders that you could turn to. Not all mortgage lenders will allow people with adverse credit to apply for their mortgages, but there are some that will.

With the credit crunch we have seen the mortgage market quite literally turn on its head. In 2007 there were over 15 specialist adverse credit mortgage lenders in the mortgage market, today there are fewer than 5. This is due to a serve lack of whole sale money available in the money market that shows little sign of improving this year.

How do I find adverse credit mortgage lenders?
There are different ways in which you can look for adverse credit lenders, such as contacting lenders separately and enquiring about their adverse credit mortgages. But if you want to save time you can try one of the many mortgage comparison websites and get information though it is important to remember that as these sites do not carry out a credit check you will not be certain that you can get a mortgage.

Alternatively you could speak to an independent mortgage advisor for advice that is no obligation and up to date on all the adverse credit mortgage lenders that are on the market at any one time. It is important when speaking to an independent mortgage advisor to know what is on your credit file so it is recommended to check this with the main credit agency which is Experian, prior to speaking to an advisor. There are many brokers online that are independent but charge a large fee of between 2000 and 3000 pounds, so always make sure the advisor you are taking to offers fees free mortgage advice.
