Finding a top realtor can be difficult, as they will all insist they are good at what they do. So, it is important to know the right questions to ask to find out if the agent you are considering is really going to put your home in the best position possible to bring in a buyer. Here are some questions to ask a real estate agent or broker before listing your home with them:

1. What is your commission arrangement with the company you represent?

By this I mean how much of the commission for the sale of your home will go to the agent, and how much will go to the company. The typical real estate agent or broker splits their commissions 50/50 with the company. This can be problematic for a couple of reasons. First, the more they are giving to the company, the less room they have to negotiate and lower their commissions should it be necessary to get your home sold. Second, a 50/50 split is an indication that this person is not a top realtor, because a good agent will be able to negotiate a better arrangement for themselves-like 70/30, and in turn will be a better negotiator on your behalf when it comes to selling your home.

2. Do you do this full time or part time?

Be aware of the agent that has a full time "job" as does this part-time "real estate thing" on the weekends. While this may be an indication of a hard worker, it is not an indication of a top real estate agent. A top realtor is one who lives and breathes real estate and makes his/her living from it. If you are dealing with a part-time realtor, you are dealing with someone who will not be fully committed to getting your home sold.

3. Marketing, Marketing, Marketing!

A top realtor is an aggressive marketer. By this I mean not just the standard tactics like listing your home, doing a few open houses, and forgetting about it. I'm talking about continual marketing, using all means at their disposal. This includes a large online campaign as well. In this market, your home needs all the exposure it can get, and a top real estate agent will use every possible marketing method to make sure your home gets the necessary exposure and gets sold as quickly as possible.
