A Different Kind Of Foreclosure Property

There are a number of different reasons why a home may go into foreclosure. For the most part, it has to do with the homeowner not being able to afford the mortgage, either because it was adjustable and has ballooned or because their financial status has changed. Whenever they are unable to pay the loan, they default on it and if it is allowed to proceed, they will eventually be evicted from the home and it will go for sale at a foreclosure property auction.

You might be surprised to learn, however, that there is another way for you to end up with one of these foreclosures. As a matter of fact, it is sometimes easier for you to purchase the foreclosure property before it actually reaches the point where a forced foreclosure is taking place. How is this done? By purchasing the property in a pre-foreclosure state.

When somebody defaults on their loan, the only thing that the bank is interested in, is making sure that they recoup the money for the loan in some way or another. During this critical time, a homeowner may be likely to sell the home at less than market value if they are given a reasonable offer. Finding homes that are in these pre-foreclosure state so that you can make the offer is the key to being successful with it.

A home that is going through the process of foreclosure is going to be a matter of public record. There are websites that are available which will allow you to search for these foreclosure property homes that have not yet reached a full-blown foreclosure so that you can make an offer in advance of that taking place. What often results is known as a short sale, in which the property may even be sold for less than the value of the loan. Otherwise, you may be able to pay off the note and if the property is worth more than what is owed on it, you end up with instant equity as a result.
