8 Tips On Finding Qualified Custom Home Builders

By:

There is no shortage of Arizona custom home builders. The majority of them offer excellent services. It will be up to you to weed out those that are not delivering the quality craftsmanship you deserve. If you want your dream home to be perfect, pay close attention to the following tips.

1.Be cautious when a home builder quotes you a ridiculously low price. Prices under a certain dollar amount per square foot point to trouble. Some builders will use this tactic to get your attention. It is called "baiting." You are all interested, but once they start peeling back the onion layers, you realize that not everything was included in the quoted price. In the end, you will pay more than if you had selected an honest custom home builder.

2.The quoted price should include site work like driveways, septic tank installation, and excavations, permits, quality materials, all necessary hookups, etc. In other words; the quote should be all-inclusive. When you are hiring one of the popular Arizona custom home builders, you want a completely "turn-key" home.

3.Before signing any paperwork, request bids from at least three competitors. Take a lot of time to compare the bids so you know for a fact that the building materials and the scope of work suggested in these quotes are identical. Check warranties, completion date, and anything else these custom home builders mention in their bids.

4.Learn as much as you can about today's building materials. For instance, do you know the difference between granite and Formica countertops? Single- versus double-hung windows? The advantages of vinyl siding? Brick? To keep it simple, start a spreadsheet on your computer with all the building materials your home builder suggests. Include specifications and start your research.

5.Visit several custom homes that are under construction - your home builder can tell you which projects he is currently working on. Pay close attention to the materials used. Do you like the way they look and feel? Take notes so you will remember which materials you prefer and which ones to avoid.

6.Request at least 3 current references. Call these homeowners to verify that they were indeed pleased. Why were they satisfied? What did they not like?

7.Check with the Better Business Bureau (BBB). Have any complaints been filled against the builders you are checking out. If so, how were these issues resolved? In what time frame?

8.Combine all the information you gathered and discuss with your partner how to proceed. If you are going to live together in the home, both should agree on all aspects of the project.
