8 Real Estate Marketing Tips For Successfully Closing A Home Sale

I have bought and sold dozens and dozens of houses over the years because I'm a real estate investor and that's what I do for a living. So when I have to sell my house quickly I flip open my laptop and click on the icon called "The To-Sell List". Yes, I have an icon for selling houses and when I click on it I see the following list:

1. Go through the house and make sure it is completely clean and any obvious problems (like a leaky faucet) are repaired ASAP.

2. Make sure it looks good and smells good so that a prospective buyer can imagine themselves living in the house right away.

3. Check with the office of the county assessor, in person or online, and get a list of all the neighbors on the street and the street behind the house, as well as over a couple more blocks.

4. Write out a postcard to each neighbor asking if they would be interested in buying my house, or if they know anyone else who might be interested. Mail these postcards ASAP.

5. Go to convenience stores, hair salons, auto repair shops and grocery stores in the neighborhood and put up a poster with these words in big letters, Need A Great House Nearby? DO NOT include the words, "must sell," just write about the house as though everyone in their right mind would want to buy it when they see it.

6. Include the date and time of an open house on the post cards and on the poster. Invite everyone to the open house.

7. If anyone calls to see the house before the open house is scheduled, tell them they will have to make an offer immediately in order to lose the opportunity to buy it.

8. Be confident and know that once upon a time this is the house I wanted and I was motivated to buy it, so that is how another person is going to feel, too.

After reading through my list I get busy and do what it says to do! This list has worked wonders for me many times in the past. In fact, sometimes I just start with calling people I know who buy houses to rent out to tenants and I ask them if they'd like to my house. A good thing to remember is that there are a lot of real estate investors who own several houses, and those people are excellent potential buyers for your house, too.
