8 Point Checklist For Easily Selling A House

I'm a real estate investor and buy and sell houses for a living. So when I need to sell my house quickly from time to time I turn on my computer and click on the file called "The List." Yes, I have a special file, specifically for selling houses.

It's full of useful information I've gathered over many years, and I like to keep it handy where I can find it. Here are some of the main points on the List:

1. Clean the house thoroughly and fix any obvious problems immediately, such as a broken drawer pull or a leaky faucet .

2. When selling a house air it out and use lightly scented candles or warming oil so that potential buyers will have a pleasant experience.

3. Visit your county assessor's office and obtain the names of all the neighbors in your neighborhood. Some of these homeowners may not actually live in the house, make note of that as well.

4. Send a letter to each neighbor, asking the important question, "Would you or anyone you know be interested in buying my house?" Send to as many neighboring property owners as possible and get the letters in the mail ASAP.

5. Make posters for businesses such as convenience stores, auto repair shops and grocery stores in your neighborhood. Be sure to include these words or something similar, "Are you looking for a great house around here?" But do not use the words, "must sell," because that conveys a sense of desperation, and you don't want to give that impression, but write about the unique features of interior and exterior of the house.

6. Set up an open house and post the date and time on your poster and in your letter, which is really an invitation.

7. If you get calls from people wanting a tour prior to the scheduled open house, tell them that's possible only if they are prequalified for a mortgage loan and in a position to make an offer.

8. Remember that there was a time you wanted this same house and you were very motivated to buy it, so have confidence that another person will love it, too! After scanning The List I make a short working plan to sell my house quickly. This system has worked well for me over the years.

But occasionally I just start calling other investors I know who buy houses and I ask them if they'd like to my house. When you find homeowners listed in the assessor's office that do not live in the property it's a good bet they are investors and that makes them potential buyers for your house, too. That's where I found a lot of my contacts when I was a beginning investor.
