Creating curb appeal isnt the most desirable task for a homeowner who is eager to sell their home but you want buyers to like what they see enough to come inside your house.

And curb appeal is not magic although it may require some magic with paint color.

Its still possible to make money on houses that are in great locations, but lack curb appeal. If you can create the magic you can win.

1.The first part of curb appeal is landscaping. Most builders put in some scraggly bushes too close to the foundation and throw out some seed or sod for grass. Then many homeowners do little to enhance the yard while they live in a house. But landscaping can make the most modest structure look better. Consider landscaping that has feature trees planted at least 5 feet from the ends of the house that frame the house and do not block it from the street. Other lower plants and flowers can enhance this basic plan to create a pretty, nicely framed picture. Some plant nurseries will design landscapes you can install gradually as you have the money if you purchase the plants from them.
2.Wider walkways and paths are way more attractive than the little ones contractors usually install. You want walkways at least 4 feet wide so 2 people can walk next to each other. Its nice if the paths can meander a little, too. Curved lines are always better in landscapes.
3.Stage and shine up your entry porch. Its the first impression buyers get when they enter your house. Does it project the image you want? Do you need to touch up some paint?
4.Speaking of paint. Its the cheapest way to make the front of your house look better. New paint polishes up the image of the house you are trying to market.
5.Frame out your windows. Many contractors do not frame windows past what comes from the factory. Adding frames around the windows makes them look larger and better. Paint the trim to match the color of the windows. Hopefully they are white. Windows are one of the most expensive things that go into any house. Enhance them and show them off. Consider window boxes or hanging baskets to bring color without a lot of work.
6.Add a porch or pergola to enhance a plain house. Many long low ranches and split-levels lack character. A porch or pergola may make all the difference for a plain house. Try to match the basic style of the house. If the house lacks any style let the enhancements work to make it happen. Think of it like the way good makeup and a good haircut can make a plain woman look better.
7.Add some feature windows or French doors to the front of a house. This can be an expensive option but it can really work to open up a plain house and make it more attractive without a major remodel. Think of long, low ranches with the dining room and living room lined up in front. French doors in each room completely change the look of the house and bring in more light. A porch or patio adjacent to the rooms really looks great and guides traffic to the formal entry.

Its good business to look for the ugly house in the best neighborhoodthe orphan houseand turn it into something wonderful. Houses like this are usually cheaper, but they generally have all the features more attractive houses in the same neighborhood have. Even now it can be a big win. And if you need to sell make sure your house has great curb appeal.
