Thinking ahead is part of the process of preparing to sell a home. Real estate agents may offer you a checklist to help you get and stay on track during the listing and sale process, but I'm going to give you my own handy-dandy checklist in this article. I have bought and sold so many homes that I'm probably an expert in getting the pre-sale checklist down to the shortest, sweetest list of all. Here, see what you think:

1. For heaven's sake, if you see even an occasional ant, water bug, spider or roach anywhere indoors get a pest control service to come and spray before showing your home. Especially if you are moving furniture around and (this one might surprise you) doing landscaping and yard work you can expect insect colonies to get disturbed and activated. It's uncanny how a line of ants moving across a countertop can show up on the day of a showing, even if you've never previously seen a single ant in your home. The last thing you need is for insects to show up when you want to sell a home.

2. Same for rodents, and the pest control service is your best guarantee again.

3.Take a good look around indoors to see if there are hinges, handles, faucets, or fixtures of any kind that are broken, wobbly or unreliable. Seems like we all get used to our own homes and lose track of some repairs that might be needed. Buyers will notice those things immediately, and unfortunately they can leave a bad first impression when you sell a home.

4. Take a good look around outdoors to see if the landscaping needs some attention. Your yard makes the real first impression when you sell a home. Store lawn furniture and kids' play equipment if possible.

5. This one might be a little touchy, but I've found that collectors might want to consider packing up collections stored on shelves or walls so that the home has a more open, uncluttered appearance. More times than not the things that are very interesting and precious to us are of no interest whatsoever to our buyers and, in fact, our collections just get in the way when we sell a home. I hope that list was helpful. These items may seem simple, but it often gets pretty hectic when you are preparing to sell a home and sometimes simple things are overlooked.
