Are you wondering whether a mobile home park or an apartment complex is the best investment for you?

We have used both for our investments and we have a definite opinion! After experiencing both, we are no longer interested in apartments. Here's why:

Permanent buildings always cost more than spaces, so the initial investment should be substantially less with the mobile home park. Location and quality of properties may provide the exception to the rule, but generally the better value will be the mobile home park.

In any business, you need to look for tax savings. Those dollars are needed in other places. With our current tax laws, you can save 1/2 on depreciation alone. Land improvements such as paving, new utilities, fencing, etc. may be depreciated over a period of 15 years. Apartment buildings, on the other hand, are on a 27.5 year schedule.

Even if you put mobile home rentals in your park and have to use the 27.5 year schedule for them, your savings comes when you buy the homes. They cost much less than apartments of the same quality.

We have found repairs to be easier with mobile homes. Unlike apartments with plumbing in the walls, mobile homes have the pipes under the home. No walls have to be torn out to repair a water leak.

If your park has spaces only, you will have very few repairs!

Moving a mobile home to another location is very expensive and most people will not be interested in moving if you are providing a good value and a safe environment. We have families who have lived in our parks for years and have no intention of moving. Home owners tend to sell their home in the park. We usually buy them!

For better and more stable income, the mobile home park wins over apartments.

Regardless of the type of investment you choose, you need to ensure a clean and safe place to live by good management and careful screening of prospective residents.
