There won't be a Short Sale opportunity unless you can find newly defaulted homeowners who are late on their mortgage payments. Once the lender completes the foreclosure process it is harder to get them to agree to a Short Sale. If they do the deal may not be as lucrative because they have already spent substantial financial resources on the process and expect (and need) to recover them.

To improve your chances of getting a good deal on a Short Sale you must first locate homeowners in danger of foreclosure. So just how do you find them? Here are 10 methods:

1. Direct Mail - Write a personal letter in your own handwriting is a method that has been used very effectively. You can also use a flyer or brochure and write or attach a short handwritten note on it.

2. TV Commercials on Local Cable - Pay attention to the demographics of who will be watching during the time your spot will play. You wouldn't want to run a commercial during the Saturday morning cartoons.

3. Radio Advertising - Consider who listens to the station you want to advertise on. Are they likely to be homeowners?

4. Internet - There are a number of ways you can advertise online: web site, blogs, forums, twitter, my space, facebook and pay per click ads.

5. Bandit Signs - Placed in high traffic areas. Be sure to check your local laws concerning placement or use.

6. Business Cards - Give out freely and often. They are cheap and you never know when someone needs help or knows someone who does.

7. Newspaper Ads - Advertise as often as you can afford to. You should get a better response if you use the 2 step method of offering free information first
then you can follow up later.

8. Vehicle Signs - Placed on your car vehicle signs get a lot of exposure everywhere you go. You never know who's looking.

9. Business Networking - Real Estate Association Meetings, BNI, Bank Officers where you bank and other associations.

10. Word of Mouth - Tell everyone you know, your barber, bowling team, neighbor, friends and family. Let them know what you do.

Choose one or more methods and test it to see which brings the best response. Eliminate methods that don't produce. Regardless of the marketing method your message should focus on the fact that you are there to help. Remember, until you find a distressed homeowner you don't have a Short Sale opportunity so what are you waiting for. Develop a marketing plan get going.
