The relationship between a prospective home buyer and their real estate agent is a very important one. After all, their job is to get to know you and guide you to what will most likely be the largest purchase of your life! Selecting an agent that is committed to meeting your needs and looking out for your best interests can be a tricky process. Here are 10 questions to get you started.

1. How long have you worked in this area as a buyer's agent?
You want to ensure that they are experienced and familiar with the local market.

2. Do you have a form or questionnaire that will allow you to record my specific wishes in terms of what type of home and neighborhood I am looking for?

3. Will you be able to show me listings from other real estate agencies and do you have a specialty?
Be aware that in-house listings may come with a bonus and that some realtors may try to steer you to what they are more comfortable with, instead of what you are truly after.

4. Could you please put me in touch with 3 of your past clients?
It is always a good idea to hear about the experiences and satisfaction levels of the agent's previous clients.

5. Will I be responsible for any fees or commissions?
The seller is typically the party responsible for commissions for both the listing agent and the buyer's realtor. However, check just to make sure.

6. Why should I choose you?
Having the agent explain their strengths will help you decide if you two are a good match.

7. What is your negotiation style?
Depending on your situation and the housing market you are in, the buyer's negotiation style is an important consideration. Sometimes a more aggressive agent can secure a better deal for their clients.

8. How many homes have you sold in the last year?
This answer should be a direct indicator of their effectiveness.

9. How will we communicate?
Sometimes a quick response can expedite a showing or sale, establishing how and when you will get in touch with each other is important: cell phone, home phone, pager, e-mail, or all of the above?

10. Do you have assistants or will you be taking care of this entire transaction?
You will need to know if there are other staff members who may handle part of your home buying process. If the agent you're interviewing will be assigning you to someone else on your team ask to meet them before deciding who to work with.

As you decide which buyer's agent is right for you, listen to your intuition. Your questions about the listing and the agent, should all be answered in a timely manner. Remember, when you choose an realtor, they are working for you!
