When you are shopping for a new home you may be tempted to purchase the biggest one thinking that it is going to have the highest returns. While these situations do occur, in reality the value of a home is dependent on surrounding homes in the area. You could have the biggest home in your area but if your neighborhood is full of shacks then your resale value is likely to be very low.

What appraisers actually look for

When purchasing a home you need to take the overall environment into consideration including the surrounding neighborhood. Appraisers will often look at what is called a conformity value which looks at how similar properties are to each other. What this essentially means is that those neighborhoods that appraisers have deemed with high conformity have better value.

In some situations having a smaller house can actually provide a greater return on your investment since it has not yet reached maximum value. The downside with much larger homes is that it is likely that it has already reached its highest value. Even if you think you received a bargain on your home you are probably not getting the best value when you look at it from a relative standpoint.

Always look for high value homes

People often believe that the value of a home is dependent on the price that is paid for it. However, this could not be further from the truth. As mentioned earlier it is extremely important that other factors are taken into consideration like the overall area. To really check the value of a home make sure to check comparables of similar homes in the area with the one you are interested in buying.

If you are looking for ways to increase the property value of your home then you may be able to do just that by making renovations to a smaller home. This can include changing the floors, renovating the backyard or even adding a new bedroom as these changes will certainly increase the property value. So always do your research before you finalize the sale of a home.
