How To Keep Real Estate Investing Leads Coming In

By:

In order to have a successful real estate investing business, it is necessary to have leads coming in to fuel your business. These are the leads that become closed deals whether they are motivated sellers buyers or private money lenders.

So how can you ensure you have a constant supply of leads for your business?

1)Target your leads
This must be the first thing you take care of. It is important to decide who you must reach for your business to succeed. If you are looking for wholesale deals, you will need to target neighborhoods that are older, maybe 10 years or more. The price range is likely to be medium range.

If you need owner financed deals, you will probably target properties that are free and clear. Similarly, if you target subject-to deals, you are likely to target newer properties that need few or no repairs.

Narrowing down your market is mandatory, or you could end up wasting a lot of time marketing and talking to the wrong people.

2)Polish your marketing message
The marketing message you send your prospects must be convincing enough for them to call you or sign up with you.

No matter which marketing method you use, you must make sure the message has an instant appeal to the prospects and a call to action that makes them give you a call or sign up on your real estate investor website.

3)Use multiple marketing systems
How do your prospects get to receive your marketing message? No single method on its own is supreme when marketing your message. Each month will be different and response will vary accordingly.

It is therefore necessary to use all available methods - letters, post cards, online advertising like Craigslist, bandit signs if they are allowed in your area, newspaper classifieds, TV, radio, etc.

The leads will continue to come from all directions; The method that works excellently today might not do so well tomorrow. Even though you might have a favorite method, it is a combination of your marketing methods that will keep the leads coming in all year round.

4)Capture and manage your leads efficiently
So where does your call to action in your marketing message take your prospects?
You must get them to visit your real estate investor website and give them a phone number to call.

People that visit your website will find all the information they need to make up their minds without you talking to them. A well designed and laid out website delivers deals that are fully pre-negotiated and pre-screened, requiring only a few minutes of your time.

An inbuilt automated marketing system is also a must for a good real estate investor website that follows up with leads and converts them to motivated sellers. These leads become people who are ready to do business with you without you having to do anything.

The ones that just pick up the phone are likely to have lots of questions that need answers to, because all they have come across if a short marketing message.

Check the foot of this message for a recommended real estate investor website.

5)Analyze your marketing
If you have no idea where your leads come from, you will lose money in marketing to the wrong people and waste time talking to the wrong people.

As long as you analyze and measure the results of your marketing, you will have leads coming in all year round with very little input from you.
