Know Your Limits. Before you start shopping, find out what you can afford. Different sources suggest a rule of thumb that varies from two to four times your annual income as an affordable mortgage. Thats a pretty wide range, so its a better idea to use one of the many online calculators you can find with a simple Internet search. Youll need to know your wages and other income, amounts of existing monthly debts, how much of a down payment you can afford, the estimated tax and insurance costs on your ideal house, and the interest rate youll pay.

Your bank may prequalify you for a certain loan amount, but this isnt a good measure of how much house to buy. Take any realtors estimate with a grain of salt, too; after all, a bigger house means a bigger commission for them.
But remember that there will be other expenses. Youll need to come up with a down payment. Closing costs things like title searches and document filing fees add up, too. You might be able to add these to your mortgage, but either way, youll pay. And dont overlook moving expenses.

Is this the right house for me? Even if youre in love with the house you want to buy, be honest with yourself about its flaws. Is the neighborhood safe? Is it the right size for you and your family? Is it in good condition (or, if it isnt, are you prepared to fix it up)?

Whos On Your Side? Online resources are plentiful, and make it possible to buy a house without using a realtor. But if you use a realtor, find one who represents buyers exclusively; this will help ensure your interests are represented.

Opinions differ on whether buyers (and sellers, for that matter) should use a lawyer for any real estate transaction. The process can be confusing and stressful, so hiring a lawyer may bring you peace of mind. Sure, itll cost you money, but if there are snags in the process, having a lawyer on your team could save you much more.

Before you close the deal, you should get a home inspection. But make sure you not the sellers realtor choose the inspector to ensure his work is independent.

Is the price right? Check the purchase price of the home against the sale of other comparable houses in the same area that have sold within the last few months.

Dont sign anything you dont understand. You might have a buyer-exclusive realtor, and even a lawyer, but you are ultimately your best advocate. Read every contract and document, and make sure you understand them completely. Ask lots of questions; even though you may fear looking stupid, its far worse to sign a contract youll regret later. Never sign a document that contains blank spaces, either.
